Work on the complete façade of a single-family house, located in El Casar, province of Guadalajara. In this article we are going to describe the execution of the façade renovation, after the stabilisation of the building structure by piling the foundations. Where it is necessary to undertake the renovation of the plastering of all the facades, as they present generalised fisurations. Among the different renovation possibilities, the PROPAM® RENOVACIÓN ANTIFISURAS system was chosen, a high performance and low thickness rehabilitation, repair and waterproofing system for façades.

“Finish with REVAT® PLAS, an acrylic finishing mortar in similar colours to the original.

Execution

“First of all, the facade was cleaned, badly damaged areas were repaired and the substrate was prepared to receive the PROPAM® RENOVACIÓN ANTIFISURAS system. This was followed by the execution of the different stages of the system, paying particular attention to the performance of the coating applied, the regularity of its thickness and the drying times.

“The next step was the reinforcement of singular points such as openings, cracked areas and edges by installing PROPAM® AISTERM PROFIL CANTONERA CON MALLA, and PROPAM® AISTERM MALLA DE FIBRA DE VIDRIO 160, all received with PROPAM® RENOVACIÓN mortar.
“Once the cracks have been repaired and the corners reinforced, the entire façade is rendered with PROPAM® RENOVACIÓN. To do this, a first coat of PROPAM® RENOVACIÓN is applied, reinforced on the inside with PROPAM® AISTERM FIBRE GLASS MESH 160, overlapping the mesh by 10 cm, obtaining a coating with high performance and dimensional stability. To finally finish it with a second coat of PROPAM® RENOVATION, leaving the coating ready to continue with the chosen acrylic finish.

Technical note

After stabilisation work has been carried out on façades with cracks, they are often rendered with rendering mortars or single-coat mortars. Although they are suitable for this type of situation, they are too rigid and thick to guarantee that previously repaired cracks will not reappear.

The PROPAM® RENOVACIÓN ANTIFISURAS System, thanks to its high deformability, is especially recommended for the renovation of cracked façades and the prevention of repaired cracks. It is especially suitable for buildings subjected to vibrations due to intense traffic or extreme situations. In addition, as it is a low-thickness, high-performance system, it avoids the doubling of new panels with plaster made of rigid materials and high thicknesses, or the repointing of existing ones and their complete renovation.

The PROPAM® RENOVACIÓN ANTIFISURAS system, executed in a case such as the one seen in this project, not only provides us with an appropriate solution to the technical need that we have to resolve, but also contributes positively to the sustainability of the solution. It considerably reduces the volume of waste that would have been generated if the existing plaster had been removed, to be replaced by a similar one.
