Salgueiro Residences is a high quality and ecologically sustainable residential complex designed by the architect Manuel Graça Días.

Consisting of 6 buildings of 5 floors each and a total of more than 7 dozen luxury homes, it is located in Guimaraes (Portugal), five minutes from the historic centre and the main shopping, health and leisure areas. It has been designed to meet the best conditions of thermal and acoustic insulation, as it is equipped with a centralised thermal insulation system based on condensing boilers and a programmable air conditioning system, complemented by a thermal insulation system on the outside of the envelope (SATE), made with the PROPAM® AISTERM CERAM system.

This article explains how this SATE system with ceramic finish has been installed.

Challenges and constraints

“Major project (7,000 m2 of façade), involving the construction of several buildings. The scheduling of the installation of each individual EIFS has to be adjusted to the rate of erection of each one of them.

“The additional requirements established for the waterproofing of the façade require the use of materials designed for this purpose and which are also compatible with the SATE system.
“The curved geometry of the façade poses an added difficulty in the installation of the tiling.

“The type of tile chosen for the project, tile type, 8% absorption and small format 14×14 cm, allows minimising the distance between the back of the tile and the substrate and thus avoiding excessive thicknesses of adhesive that could be detrimental to the adhesion and flatness of the cladding.

Molins Solution

“The recommended Exterior Thermal Insulation System is the PROPAM® AISTERM CERAM SYSTEM, using 7 cm thick expanded polystyrene insulation panels that provide a solution to the specific requirements of the CTE in terms of thermal transmittance value U for the location of the building.

“Installation of the façade starting profiles.
“Adhesive bonding of the EPS panels with PROPAM® AISTERM mortar with technical characteristics:

SATE

“24 h after application of the mortar, mechanical fixing with PROPAM® AISTERM AISTERM FASTENING SOCKS ABC with a density of 8 units per m2.
“Reinforcement of window and door openings and corners of the façade with suitable corner profiles and REVAT® 160 fibreglass mesh (weight 160 g/m2) arranged perpendicular to the bisector of the angles defining the openings (drawings (A), (B), (C)).

SATE

“Protection of the insulation panels with the same PROPAM® AISTERM mortar applied in two layers of between 1 and 2 mm thick each, with REVAT® 160 fibreglass mesh (weight 160 g/m2) centred in the thickness.
“As defined in the DIT 609/15 of the SATE system with ceramic finish, the PROPAM® AISTERM AISTERM FASTENING PLUGS are installed on the mesh, prior to the application of this second layer, with a density of 1 pc per m2.
“The complete system is sufficiently watertight so that water seepage does not come into contact with the enclosure leaf immediately on the inside, and is therefore considered impermeable to water penetration. However, Molins was consulted about the possibility of applying an additional waterproofing layer compatible with the original system, and on this basis FLEXITEC mortar was recommended.
FLEXITEC is a two-component mortar formulated with cements, synthetic resins, additives and selected aggregates, which provides a vapour-permeable, waterproof, highly flexible and highly adherent coating.

“Thus, 24 hours after the reinforcement layer was applied, FLEXITEC was applied in two cross layers, each 1 mm thick.

SATE

“After the previous waterproofing layer had dried for 24 hours, the ceramic tiles were then fixed with VAT® FLEXIBLE adhesive (C2TES1) using the double bonding technique. The grouting or filling of the joints between tiles was carried out with BORADA® PLUS (CG2WA) the following day.
